Sterling, Dulles and Potomac Falls, Virginia are located 23 miles from Washington D.C. in the heart of Loudoun County's retail and residential district. Residents enjoy easy access to Routes 7 and 28, and Dulles International Airport is only 20 minutes away. New homebuyers find this region convenient to Washington D.C., shopping malls and Northern Virginia employment centers.

For several years, the population growth in this region has been the second fastest in the United States. The surge, (50% in the past ten years and growing) much of which is technology related, has led to an unprecedented construction boom. Traffic congestion is a concern, however the completion of the Fairfax County Parkway has alleviated some gridlock because it directly connects the Dulles/Sterling area to Reston, Fairfax, Springfield and Interstate 95.

The majority of Sterling’s commercial and residential construction took place in the late 1980s and 1990s. Potomac Falls, including Cascades and Lowe’s Island Virginia were two of the most successful planned urban developments in the United States. Potomac Falls & Lowes Island, a 2500-acre planned community are located on the Potomac River in eastern Loudoun County. The community consists of seven main neighborhoods: Lowes Island, the Estates at Lowes Island, Central Parke at Lowes Island, Cypress Point, Cascades, Potomac Lakes and Rivercrest. Home to approximately 7500 estates, the community includes several clubs, such as swimming, tennis an Over Fifty, Mom’s Network and Wine Tasting events.

Real estate titan Donald Trump purchased The Lowes Island Country Club in February 2009 for an estimated 18 million dollars from Chevy Chase Bank, a property he has long has his sights on. Trump believes the Obama budget opens the door to a whole new era of government control, growth and prosperity in the Washington Metro area. “This place, when it’s finished, will be the finest club anywhere in the country,” he told The Washington Post. “There will be nothing like it. I already own the best ones, so I know.”

Local real estate experts believe homes for sale in Lowes Island and the Cascades will burgeon in popularity and value according to Realty Council’s president, Brian Kenning. The club will be extensively renovated over the next two years and renamed Trump National Golf Club, Washington, D.C.. Donald Trump already owns seven award-winning courses — in New York, Florida and California — and has big plans for his new 800-acre property overlooking the Potomac River in Sterling. “Trump’s appetite for Trophy properties once again puts Lowes Island in the limelight confirming its reputation as prime residential real estate boasting two championship golf courses and its only going to get better,” says Kenning.

Located in Loudoun County, near the Fairfax County border, both the Cascades and Lowes Island offer a myriad of single family, townhome and condominium styles reflecting the latest trends in suburban residential development.

Since Sterling, VA, Dulles and Potomac Falls developments are basically complete, new homebuyers are also searching in Leesburg and Ashburn Virginia. Some families are leaving the Dulles Corridor for Prince William County’s Gainesville, Bristow and Haymarket, areas where prices are generally lower and inventory greater than eastern Loudoun County.
