Sterling, Dulles and Potomac Falls, Virginia are located 23 miles from Washington D.C. in the heart of Loudoun County’s retail and residential district. Residents enjoy easy access to Routes 7 and 28, and Dulles International Airport is only 20 minutes away. New homebuyers find this region convenient to Washington D.C., shopping malls and Northern Virginia employment centers.

For several years, the population growth in this region has been the second fastest in the United States. The surge, (42% in the past six years and growing) much of which is technology related, has led to an unprecedented construction boom. Traffic congestion is a concern, however the completion of the Fairfax County Parkway has alleviated some gridlock because it directly connects the Dulles/Sterling area to Reston, Fairfax, Springfield and Interstate 95.

The majority of Sterling’s commercial and residential construction took place in the late 1980’s and 1990’s. The Cascades and Lowe's Island Virginia were two of the most successful planned urban developments in the United States. A few attractive new homebuying opportunities are still available and are more affordably priced than Fairfax County. There are a myriad of single family, town house and condominium styles available in this location and reflecting the latest trends in residential architecture.

Since Sterling, Dulles and Potomac Falls developments are basically complete, new homebuyers are now searching in Leesburg and Ashburn. Some are even leaving the Dulles Corridor for Prince William County's Gainesville, Bristow and Haymarket areas, where prices are often lower and product availabilty mirrors that of eastern Loudoun County.
