About New Homes in Fairfax County

Fairfax is a great central location for family living, commute convenience, recreation, shopping and boasts a nationally acclaimed public school system. There is a certain prestige to a good Fairfax address. Budget permitting, people want Fairfax and are willing to pay more for

new homes in this area. Fairfax is ranked America's second wealthiest county and the first county in the United States to exceed a family income median of $100,000. Each year, Fairfax is ranked either the first or second most affluent family oriented community with Fairfax's Great Falls, Virginia being America's richest zip code.

Those who purchased homes in Fairfax, VA at 2009 prices likely invested at the bottom for this region of the United States. According to Fairfax County, 2010 valuations are as much as 25% more attractive than they were in 2005. Condominiums in Fairfax are priced from the low-mid $200's, new townhome prices start in the mid $500's and single family homes are available from the mid $600's.

Most new homes in Fairfax County are infill single family, townhome and condominium communities. Single family housing is generally more expensive than new homes in Loudoun County, Virginia with large innovative new townhomes becoming a choice alternative for Fairfax homebuyers seeking higher quality living space in locations more convenient to Washinton DC. New single family prices and maintenance requirements often challenge the average budget in Fairfax County's faster paced environment.

Townhome design has been rapidly changing providing more width, depth and architectural dimension. Indeed, a good portion of the local population prefers the "turn-key" convenience of townhome living as career and commute pressures compete for limited free time. Historically, single family, townhomes and

condominiums appreciated respectively. Today, this is not necessarily the case as location and school rankings have become the primary determinant of residential valuations compromised by gridlock, inadequate traffic flow and challenged transportation infrastructure.

Fairfax County citizens anxiously await the Metro extension to Dulles International Airport, the first of which is scheduled for Wiehle Avenue followed by The Reston Town Center. Real estate positioned near the new Metro line have enjoyed price stability and appreciation. For example, in the sought after community of West Market adjacent to The Reston Town Center, townhomes range from $600-$900 are in high demand with limited availability providing upscale living as well as being within walking distance to the new Orange Line and central road networks. Locations where residents enjoy convenient proximity to work, play and transporation command a premium, particularly Great Falls, McLean, Oakton and Reston.

Doing your homework by securing the services of a new homebuyer's agent with broker credentials can pay big dividends as these professionals are often well connected within the industry and have information not available to the general public.

If newer Fairfax homes stress your housing budget, we suggest researching Loudoun County's new homes subdivisions. Loudoun usually offers more house at lower prices while providing an excellent public school system. Considering the technology boom in Northern Virginia over the past twenty years, it's not surprising that for 2010 Fairfax and Loudoun are rated the two wealthiest counties in America. Since Fairfax residential land development resources for future communities are limited, newly built homes in Loudoun County provide an excellent residential real estate alternative with overall exceptional value.

For those who wish to be relatively close to Washington DC, but find housing prices in Fairfax or Loudoun challenge the budget, we suggest researching new home developments in Prince William County, however due to the housing crises of the past few years, the foreclosure and short-sale volume was exceedingly high in this particular county. Though many of these properties have been re-sold to investors, military relocations and first-time homebuyers, prices and the number of owner-occupied properties tend to be lower while schools may be rated "differently" overall. If price is the primary concern, real estate in Prince William County is definitely more affordable.
