Fairfax is a great central location for family living, commute convenience, recreation, shopping and boasts a nationally acclaimed public school system.. There is a certain prestige to a good Fairfax address. Budget permitting, people want Fairfax and are willing to pay more for

new homes in this area. In 2000, Fairfax was ranked the nation’s wealthiest county and the first county in the nation with a family income median to break the $90,000 barrier. In 2001, Fairfax was second only to Douglas County, Colorado in median income. Each year, Fairfax is ranked as one of the most affluent family communities in the United States.

Those who purchased a new home in Fairfax County in the past few years have likely enjoyed unprecedented appreciation. According to Fairfax County, overall values have risen 17 percent in 2001, pushing the average cost of single family, townhomes and condominiums to $350,000, $200,000 and $125,000 respectively. Prices have risen substantially more in 2002. In sum, the median sales price increased by double-digits in many communities throughout the county.

If you are looking for a new single family or townhouse in a prime Fairfax County location, expect pricing to start in mid $400,000 range. Land available for development is rare; homesites are smaller and command premium prices. Most new sites are infill single family, townhome, and condominium communities. Single family housing is relatively expensive with large innovative new townhomes becoming a choice alternative for Fairfax homebuyers. New single family pricing and maintenance requirements often challenge the average budget in the region ’s fast paced environment.

Townhome design has been rapidly changing providing more width, depth and architectural dimension. Indeed, a good portion of the local population prefers the “turn-key” convenience of townhome living as career and commute pressures compete for limited free time. condominiums appreciated respectively. Today, this is not necessarily the case as location has become the primary determinant of residential valuations compromised by gridlock, inadequate road networks and challenged transportation infrastructures.

Fairfax County citizens eagerly await the Metro extension to Dulles International Airport. Real estate positioned near the proposed Metro line has enjoyed considerable appreciation. For example, in the prestigious West Market community adjacent to The Reston Town Center, townhomes now range from $450-$750,000 with sparse availability.
